MA Homes Are More Expensive Than Ever. What About In Barnstable?

The median sale price of a single-family home in Massachusetts is up by nearly 10 percent in 2024. How much does one cost locally?

BARNSTABLE, MA — Home prices in Massachusetts are continuing to rise as the number of homes sold in 2024 dwindles compared to 2023, according to a new report from The Warren Group.

Across the state, the average median single-family home price is up by nearly 10 percent from this time last year, reaching $560,000. That number was ever higher in March, with the average sale price coming in at $580,000.

This comes as 2,563 single-family home sales in Massachusetts were recorded last month, a 7.4 percent decline from March 2023.

In Barnstable, the average home sale price last month was $890,000, only a one percent increase from this time last year. Different from the statewide trend, the year-to-date average sale price is $789,000, a 10 percent decrease from 2023.

Despite the bad news for home buyers across the state, experts with The Warren Group said things have actually improved since the COVID-19 pandemic.

“Not surprisingly, Massachusetts median single-family home prices continued to set records in March,” said Cassidy Norton, Associate Publisher and Media Relations Director of The Warren Group. “Despite the increase, we actually aren’t seeing the rapid, double-digit percent increases we were experiencing at the height of the pandemic and the subsequent months. Despite this slowdown, limited inventory will probably continue to be the biggest barrier to homeownership in the coming months.”

The same trend — rising prices and a decrease in sales — is true for condos across the state as well, with a 10 percent increase in year-to-date median prices in 2024, with the average price reaching $520,000.

Only 1,431 condos were sold in March 2024, the lowest number sold in March in Massachusetts since 2015.

The median condo price for the month of March was $550,000, and it marked the first time that March prices rose above $500,000 since The Warren Group started tracking the data.
