2020 Commercial Property Tax Rates For 344 MA Communities

Residential tax rates decreased on average in Massachusetts for 2020. The median residential tax rate for the 344 communities with available information as of Jan. 7 is $17.50 per $1,000 in assessed value, according to the latest data on the Department of Revenue's Division of Local Services
That's a slight increase from 2018, and a $2.23 more than the median residential tax rate.
In many cases, the residential and commercial tax rates are the same. But there is a much larger gap between the highest and lowest commercial tax rates in Massachusetts.

The community with the lowest commercial tax rate is Hancock, the small Berkshires town that also has the lowest residential tax rate. Both are $2.78.
Joining Hancock in the top ten are communities on Martha's Vineyard and the Cape.

The people of North Adams have the highest commercial tax rates at $40.66, one of 20 communities with commercial tax rates over $30. Most of the communities at the high end of the list are in Western Mass.
Boston's residential tax rate is $24.92, more than double its residential rate. The rates in the surrounding suburbs vary wildly.
The residential tax rate in Worcester is $35.16, the sixth-highest in Massachusetts.
Tax bills reflect the tax rate being applied to the assessed value of the land and buildings on a given property. For example, for the owner of a property assessed at $250,000, a tax rate of $15.48 would result in a tax bill of $3,870.
Some small commercial properties are eligible for exemptions.
