Marlborough Apartment Complex Could Grow To Nearly 1,000 Under Expansion Plan

The Green District complex off Simarano Drive would add two new phases under new plans submitted by the developer.

MARLBOROUGH, MA — The developer behind one of Marlborough's newest apartment developments is seeking permission to expand by about double.

The first phase of the Green District complex broke ground in 2021 along Simarano Drive, and the first 235-unit building — called The Burrow — is now open. Developer Post Road Realty LLC has permission to building a second phase to expand the development to 475 units total.

The developer appeared before the Marlborough City Council on May 22 for a public hearing over plans to add two more phases to the project, which could boost the number of units to 950. The developer also wants to make new phased mixed-use with the addition of retail or commercial space. Once complete, the Green District will cover about 8 acres between Cedar Hill Street and I-495 ramps off Simarano Drive.

Last spring, the council approved a change in the second phase of the development, boosting the number of bedrooms from 629 to 691.

Following the May 22 public hearing, plans for the Green District expansion will go before the Marlborough Planning Board on June 5, and then to the council's Urban Affairs and Housing Committee at a later date.
