What Are Rent Prices In New Worcester Affordable Apartment Building? See Here

WORCESTER, MA — Local officials held a ribbon cutting Tuesday for a new apartment building near Polar Park in Worcester's Canal District — but unlike the pricey nearby buildings that have either opened or are still under construction, the new District 120 building will feature affordable units.

The 83-unit District 120 has been under construction near the corner of Washington Street and Madison Avenue in fall 2022. It's one of several buildings planned for the area around Polar Park that will effectively create a new neighborhood as part of a larger plan to pay for municipal bonds borrowed to build the minor league stadium.

The Revington opened several months ago directly across Madison from Polar Park, featuring all market-rate units. Studios in the building start at $1,900 per month, and some two-bedroom units are renting for as much as $3,400. Opening soon, The Cove along Green Street has two-bedrooms going for as high as $4,300 per month. The former Table Talk building along Green Street is also under construction, with plans to add 53 units there.

District 120 will offer apartments affordable for individuals and households earning between 30 and 60 percent of the area median income, which is about $111,400. Here's a look at how much District 120 apartments will cost at affordable rates, according to the building's website:

  • 6 studio units for $1,103 for individuals earning up to $49,140, or a two-person household earning $56,160
  • 2 one-bedroom units for individuals earning up to $24,600, or a two-person household earning $28,100. Rent would be 30 percent of the household income.
  • 26 one-bedroom units for $1,150 for individuals earning up to $49,140, or two-person households earning $56,160
  • 35 two-bedroom units for $1,359 for two-person households earning up to $56,160, three-person households earning up to $63,180, and two-person households earning up to $70,200
  • 9 two-bedroom units renting at 30 percent of a household income for two-person households earning $28,100, three-person households earning $31,600 and four-person households earning $35,100.
  • 3 three-bedroom units renting at 30 percent of household income for three-person households earning $31,600, four-person households earning $35,100, five-person households earning $37,950 and six-person households earning $40,750.
  • 2 three-bedroom units at $1,159 for three-person households earning up to $63,180, four-person households earning $70,200, five-person households earning $75,849, and six-person households earning $81,480.

Locals who meet income limits can apply for District 120 apartments now.

District 120 was built on the former Table Talk factory, which has since moved to a new factory along Gardner Street. The building was developed by Tremont Development Partners, formerly Boston Capital.
