Commercial brokers Brandon Ben-Ezra & Gavin Mills fully lease Rochester Hills office building, secure 8 leases for Lake Orion retail center
FARMINGTON HILLS, Mich. (June 27, 2025)—NAI Farbman, the brokerage arm of leading full-service commercial real estate firm Farbman Group, today announced that the 24,379-square-foot 251 Diversion St. office building in Rochester Hills is fully leased. Additionally, eight new retail tenants have been secured at the 50,755-square-foot Orion Marketplace in Lake Orion.
The brokerage team of Brandon Ben-Ezra and Gavin Mills secured three leases to reach full occupancy for the four-story office building located in close proximity to downtown Rochester. Signed office tenants include Rochester Robotic Therapy, Carnaghi Structural Consulting and Amy Elizabeth Designs, which brings the building to 100 percent occupancy.
“In today’s challenging office leasing environment, tenants are looking for flexible and creative office spaces that are within close proximity to downtown environments,” said Brandon Ben-Ezra, one of the two NAI Farbman commercial brokers on the deal. “Now more than ever, there is a demand for office space with a walkability factor in a live-work-play environment. This downtown Rochester office building perfectly fits the bill for what modern business owners are looking for today.”

The duo also secured eight retail leases and renewals at the Orion Marketplace in Lake Orion located at 1176 S Lapeer Road. Signed retail tenants include Soul of India, SSWEET Bakery, D1 Training, Black Cat Beanery, Tropical Smoothie, Games 4 Life, Parlor Donuts and New Wave Church, taking the building from 50 percent occupancy to 94 percent occupancy.
“As someone who was born and raised in Lake Orion, it’s incredibly exciting to be a part of the growing leasing activity in the area,” said Gavin Mills of NAI Farbman, who was also responsible for leasing up the two buildings. “The increase in residential development in the form of new apartments and condos in the village has allowed Brandon and I to breathe new life into existing commercial buildings in the area to bring elevated service offerings to the growing population.”
