2 New Mixed-Use Projects Approved for Rochester Downtown

Mixed-use projects are planned at 804 Main St. and 1213 Main St.

ROCHESTER, MI – A local architectural firm is behind two new projects in the city’s growing downtown area.

Designhaus Architecture is planning mixed use developments at 804 Main St. and 1213 N. Main St.

The 804 N. Main St. development is a 34,000-square-foot project takes place on one of the most important and recognizable corners in Rochester — N. Main Street and Romeo Road.

“It’s a critical corner in the city,” chief architect Peter Stuhlreyer said in a news release. “It’s an unintentional market for North downtown.”

The development will offer a bird’s eye of the city and serve as an example of the kind of mixed-use development that will grow a downtown district, he said.

Four condominiums will occupy the third floor of the project; eight one-bedroom apartments and a 3,200-square-foot medical office will be located on the second floor; and the ground floor will include a 900-square foot office space and private garages for the condominium residents.

The 15,510-square-foot development at 1213 N. Main St. will provide 6,000 square feet of office space at a parking garage on the first floor, and 15,000 square feet of residential space on the second floor.

Stuhlreyer said mixed use developments are becoming more popular and economical, providing affordable options for residents “looking for a small town, yet luxurious residence.”

Site demolition was completed last fall and construction is slated to begin in early spring.
