44-unit Senior Project Proposed for Roseville

Project would serve seniors with acute care needs.

Toti Holdings is proposing to build $6.5 million senior-assisted living project in Roseville, the latest in a number of senior housing proposals to hit the city.

White Bear Lake-based Toti wants to build a 44-unit complex at the northwest corner of Larpenteur Avenue and Dale Street under its Suite Living brand.

The company said, in a statement that Suite Living focuses on providing specialty care to people with Alzheimer’s/dementia, Parkinson’s disease and those with complicated conditions requiring such things as tube feeding and two person transfers.

The Roseville facility would have 22 assisted living units and 22  memory units for seniors with acute care needs, according to Toti Holdings officials.

Brian Winges, principal at Toti Holdings, said his company  anticipates, pending city approval, to begin construction this summer and complete the Roseville project in about 11 months.

At a Planning Commission meeting, some citizens raised concerns about what kind of traffic the new development would generate.

But the Commission voted to recommend the City Council approve the project as a conditional use.  “I think it is a good project,” said Commissioner Dan Boeritger. “It is going to have minimal impact on the neighborhood.“ (Currently, the site is home to an abandoned office building.)

However, the Commission has asked Toti to conduct a traffic study before  the City Council considers the issue on June 20.

Winges said that Suite Living has facilities currently in Blaine, Champlin, Maplewood, Hugo  and North Branch. Suite Living Specialty Services is currently developing 6 new facilities throughout Minnesota and Wisconsin, the  company said

Toti Holdings isn't the only company eyeing the senior market. Recently, United Properties said it plans to enter the assisted living residential market in Roseville

With one nearby senior housing project under construction and heading for a fall opening, the Minneapolis-based commercial real estate and development firm has won preliminary and final plat approval from the for an 80-unit, three-story development on Cleveland Avenue known as Applewood Pointe of Langton Lake Second Addition.

Construction of the assisted living community is scheduled to begin mid-summer 2011 and be completed about a year later, according to an United Properties spokeswoman. No cost estimate was given.
