New Wal-Mart Store Should Spur Other Development, Says Real Estate Exec

The discounter is expected to break ground on its Roseville store this month. But will it be a positive addition for Roseville? Share your thoughts in the comments below.

 

With giant discounter Wal-Mart expected to break ground this month on its  proposed 160,000 square-foot store in Roseville's Twin Lakes neighborhood,  that project is likely to break a development logjam in the area, according a local real estate executive.

"I think it (the Wal-Mart project) will be a catalyst to get other development," said Mark Rancone, vice president at Roseville Properties Management Co.

Rancone's comments follow his company closing last month on the sale of a 14-acre parcel of land to Wal-Mart for building the discount store. The big-box shop would be built on a site that is bounded by County Road C, Cleveland Avenue, Twin Lakes Parkway and Prior Avenue.  

Rancone predicted that with the customer traffic generated from a Wal-Mart, "I think you will see some other activity get going. It should bring new life to the corner that has been wallowing for more than 12 years. "

The site was once proposed for a Costco, but that plan ran into legal troubles. Unfortunately, the delays in development. 

At City Hall, Community Development Director Pat Trudgeon said, "We are hopeful that that there will be some renewed interest in Twin Lakes as Wal-Mart is constructed, but nothing has coming forward as of yet."

Despite some neighborhood opposition to the Wal-Mart project, Rancome said he expects "plenty of people in Roseville" will shop at the  store 

"It (the Wal-Mart) will be a nice looking store, with groceries," Rancone said. "It should be a positive additon to the city."
