Property Taxes Went Down In These 31 NJ Towns
Rates dropped more than 10 percent in three communities, even as property tax bills reached an all-time high in the Garden State.
NEW JERSEY — Though rates keep climbing in most of the Garden State, residents in more than two dozen communities saw their property tax bills go down in 2024, state data shows.
The decreases ranged from a few bucks to several hundred dollars for the average taxpayer, with three communities seeing their bills cut by 10 percent or more.
Property owners in Elizabeth, in Union County, saw an almost 16 percent decrease in their tax bill last year, according to the New Jersey Department of Community Affairs (DCA).

Fourteen towns had less than 1 percent of their tax burden decreased, including Tavistock Borough in Camden, which has the highest average property tax bill in the state at $37,908.
And, another 14 communities had average decreases between 1 and 9 percent.

Elizabeth City (Union)

Property taxes in New Jersey are made up of three parts: school, municipal, and county. In 2024, the average property owner in New Jersey paid 52.2 percent of their total for school taxes, 29.9 percent for municipal taxes, and 17.9 percent for county taxes.
The average property tax bill in the Garden State topped $10,000 for the first time last year, coming in at $10,095. That's according to the DCA, which released numbers showing what average residents in each New Jersey community paid in property taxes in 2024. Statewide, property tax bills went up about 3 percent in 2024.
