Highest Property Taxes In NJ: 18 Towns Where Annual Bill Is Over $20K

Property owners in these towns paid more than double the state average in last year.

NEW JERSEY — It's well-known that the Garden State is an expensive place to live if you want to own a home, with property taxes routinely ranked among the highest in the nation.

The average property tax bill in New Jersey topped $10,000 for the first time last year, coming in at $10,095. That's according to the Department of Community Affairs, which released numbers showing what average residents in each New Jersey community paid in property taxes in 2024.

But which parts of the state are paying the most? The amounts vary widely across all 564 towns, cities, boroughs, villages, and townships, with residents in two towns paying less than $2,000 in property taxes each year and one community seeing a bill of more than $37,000.

Patch took a look at the communities with the highest property taxes, and found that 18 towns had average bills of $20,000 or more last year. Many of them are in North Jersey, but it's a tiny Camden County borough that tops the list.

Tavistock Borough, which is mostly taken up by a golf course, has three homes with an average value of $2.64 million. Nine people live in this community, according to the 2020 U.S. Census. And each household paid an average of $37,908 in property taxes in 2024, according to the New Jersey Department of Community Affairs.

Despite the hefty price tag, Tavistock's residents actually received a tax cut of 0.78 percent from the prior year, as Patch reported previously.

Here are the 18 towns with the highest average property taxes in the state, and the average residential property value in each one:

  • Tavistock Borough, Camden: Average residential property value of $2,640,533and average annual property taxes of $37,908.
  • Millburn Township, Essex: Average residential property value of $1,282,294 and average annual property taxes of $25,407.
  • Demarest Borough, Bergen: Average residential property value of $809,319 and average annual property taxes of $24,736.
  • Mantoloking Borough, Ocean: Average residential property value of $2,849,298 and average annual property taxes of $24,422.
  • Tenafly Borough, Bergen: Average residential property value of $839,028 and average annual property taxes of $23,833.
  • Deal Borough, Monmouth: Average residential property value of $5,455,180 and average annual property taxes of $23,250.
  • Mountain Lakes Borough, Morris: Average residential property value of $963,391 and average annual property taxes of $22,996.
  • Glen Ridge Borough, Essex: Average residential property value of $672,540 and average annual property taxes of $22,985.
  • Rumson Borough, Monmouth: Average residential property value of $2,088,509 and average annual property taxes of $22,954
  • Princeton, Mercer: Average residential property value of $853,136 and average annual property taxes of $22,718.
  • Alpine Borough, Bergen: Average residential property value of $2,762,300 and average annual property taxes of $22,581.
  • South Orange Village, Essex: Average residential property value of $879,423 and average annual property taxes of $22,057.
  • Allenhurst Borough, Monmouth: Average residential property value of $3,714,276 and average annual property taxes of $21,858
  • Montclair Township, Essex: Average residential property value of $635,770 and average annual property taxes of $21,631
  • Mendham Township, Morris: Average residential property value of $1,072,321 and average annual property taxes of $20,816
  • Essex Fells Borough, Essex: Average residential property value of $943,438 and average annual property taxes of $20,413.
  • Ridgewood Village, Bergen: Average residential property value of $710,168 and average annual property taxes of $20,370.
  • Haworth Borough, Bergen: Average residential property value of $649,768 and average annual property taxes of $20,090.

Property taxes in New Jersey are made up of three parts: school, municipal, and county. In 2024, the average property owner in New Jersey paid 52.2 percent of their total for school taxes, 29.9 percent for municipal taxes, and 17.9 percent for county taxes.

The average New Jersey homeowner paid $10,095 in property taxes in 2024, up from $9,803 the year before. And, the average home was worth $382,988 in 2024.
