Home Values In NJ’s Priciest ZIP Codes Keep Rising: See Where

Nine of the most expensive ZIP codes in America are here in New Jersey —​ and none of them have typical home prices below $1.9M.

NEW JERSEY — The priciest neighborhoods to buy a home in New Jersey just keep getting more expensive, the latest Zillow data shows.

There are nine Garden State communities among the top 150 ZIP codes with the highest home values in the United States, all in northeastern New Jersey or along the Shore. And in all but one of these towns, those typical home values are at $2 million or more, based on Zillow's Home Value Index (ZHVI).

The borough of Deal (07723) is the priciest place to buy a house in New Jersey, by this measure — typical home values in this seaside community are $3,622,183, making it the 25th most expensive ZIP code in America. That ZIP code, which also covers part of Ocean Township, has seen home prices go up almost 7 percent since last summer, an increase of $235,919.

Meanwhile, the average New Jersey home value is $535,469 — an increase of 8.4 percent over the past year, according to Zillow. Homes on the market go to pending in around 18 days.

The most recent Zillow data is through the end of July, so it is current as of Aug. 1. Patch crunched the numbers to see how much home values in these nine ZIP codes have changed since this period last year, and since the beginning of 2024.

Short Hills and Sea Girt had the biggest increases, percentage-wise: Home values in these towns rose more than 11 percent since Aug. 2023, and were up more than 7 percent compared to the beginning of January 2024.

Right now, the typical home value in Short Hills (Essex Co.) is $2,075,386. In Sea Girt (Monmouth Co.) homes typically are valued at $2,064,817.

When it comes to dollar-amount changes, Deal had the biggest increase.

In Stone Harbor, typical home values actually decreased slightly from Aug. 2023 to Aug. 2024 (by 0.44 percent), but have been on the rise since January. Home values increased 3.2 percent in this Cape May County community since the start of 2024, up to $2,349,275.
