Rent Costs Rising Across NJ: See County-By-County Breakdown

Rental prices went up almost 11 percent last year in one part of the state.

NEW JERSEY — Rent prices just keep climbing for tenants around the Garden State, according to the most recent data from Zillow.

Across the state, rental costs went up 5.5 percent between January 2024 and January 2025. And in a majority of New Jersey counties, typical rent prices are $2,000 or more each month, Zillow's analysis found.

Costs ranged from $1,652 in Cumberland County to $2,990 in Hudson County for the month of January. Year-to-year, Warren County saw the steepest change — a 10.94 percent increase.

Zillow did not have enough data to calculate year-to-year changes for Cape May County, and did not have data for Salem County. Here is the breakdown of how rent prices changed in the rest of the state, including both homes and apartments:

New Jersey is one of the least affordable states for renters, according to the 2024 Out of Reach report released by the National Low Income Housing Coalition and the Housing and Community Development Network of New Jersey. Most low-income residents need to work two jobs to afford a modest two-bedroom home, that report showed.
