These NJ Towns Have The Lowest Property Taxes In The State

Don't want to move out of the Garden State? Here are places where the property taxes are most affordable.

NEW JERSEY — Though the average property tax bill in New Jersey topped $10,000 for the first time last year, state data shows there are two towns with average bills under $2,000.

The Department of Community Affairs released numbers for 2024, showing what average residents in all 564 towns can expect to pay in property taxes each year. And those amounts vary widely, from $25,407 in Essex County's Millburn Township to $1,156 in Sussex County's Walpack Township, a town that had just seven people as of the 2020 Census.

After taking a look at the towns with the state's highest average property taxes last week, Patch pulled the numbers for the communities where residents pay the least.

Property taxes in New Jersey are made up of three parts: school, municipal, and county. In 2024, the average property owner in New Jersey paid 52.2 percent of their total for school taxes, 29.9 percent for municipal taxes, and 17.9 percent for county taxes.

The average New Jersey homeowner paid $10,095 in property taxes in 2024, up from $9,803 the year before. And, the average home was worth $382,988 in 2024.

Here are the 10 towns with the lowest average property taxes in the state:

  • Walpack Township, Sussex: Average tax bill of $1,156 with an average property value of $227,892
  • Teterboro Borough, Bergen: Average tax bill of $1,936 with an average property value of $184,129
  • Camden City, Camden: Average tax bill of $2,071 with an average property value of $58,469
  • Woodbine Borough, Cape May: Average tax bill of $2,097 with an average property value of $124,232
  • Lower Alloways Creek, Salem: Average tax bill of $2,380 with an average property value of $133,903
  • Commercial Township, Cumberland: Average tax bill of $2,846 with an average property value of $109,106
  • Audobon Park Borough, Camden: Average tax bill of $2,867 with an average property value of $41,483
  • Dennis Township, Cape May: Average tax bill of $3,585 with an average property value of $189,133
  • Trenton City, Mercer: Average tax bill of $3,690 with an average property value of $63,615
  • Bridgeton City, Cumberland: Average tax bill of $3,802 with an average property value of $71,958
