1,300 Nutley Homeowners Are Using NJ ‘Senior Freeze’ Program
New Jersey has made it easier for seniors who own a home to get a tax discount that could save them some big bucks. Do you qualify?
NUTLEY, NJ — New Jersey has made it easier for seniors who own a home to qualify for a tax discount that could save them some big bucks – including those living in Nutley.
Nutley Town Commissioner Thomas Evans recently urged local residents to see if they qualify for the state’s Senior Freeze Property Tax Reimbursement program.
The program works by “freezing” an eligible senior’s property taxes for their principal residence during their first year of eligibility. To qualify for the reimbursement, residents must meet all requirements each year they apply and continue to apply annually. Taxpayers must be 65 or older.

A state law passed last year raised the income limit to $150,000 in 2022 and $163,050 in 2023. The law also eliminated the requirement that an applicant must be a New Jersey resident for 10 consecutive years.

Evans, who serves as director of the Nutley Department of Revenue and Finance, said the program is “huge” for the township.
There are more than 1,300 properties in the township that benefit from the program, he said.
“We have quietly worked to help seniors or those who meet the disability requirements to qualify for the program,” Evans added.
The deadline for 2023 applications is Oct. 31. However, if the application is filed prior to May 1, 2024, checks will be issued on or before July 15, Evans noted.
All local taxpayers who are currently in the Senior Freeze program should make sure to file on time and have their application certified by the tax collector, Evans said – especially if their properties have changed as a result of the latest town-wide revaluation.
And for seniors who aren't onboard yet, there's no time like the present to get started, Evans suggested.
“There are many residents who are not aware or taking advantage of this great program,” Evans said, adding that the town is willing and able to help residents navigate the application process.
