Work Begins On New Industrial Complex Near Rt. 21 In Belleville
Belleville Mayor: The new facility will "bring new revenue without creating a burden on our township resources or school district."
BELLEVILLE, NJ — Construction has begun on a pair of “speculative industrial properties” near Route 21 in Belleville.
Lincoln Equities Group (LEG) held a groundbreaking ceremony for the new complex – dubbed “Lincoln Logistics Belleville” – at 681 Main Street last week.
According to the developer, the 15.25-acre site will eventually include two Class A industrial properties, with the first totaling 91,746 square feet and the second totaling 112,661 square feet (see artist rendering below).

It isn’t currently known what tenants might move into the facility. However, a news release from LEG shines some light on its potential uses:
“The properties will feature 36-foot clear heights, two drive-in doors per building, ESFR sprinkler systems, ample parking and finished interior office space. Built for the modern industrial user with an appeal to a wide range of tenants, the first building will include 17 dock doors, while the second property will be equipped with 26 dock doors.”
Work is expected to be complete in the summer of 2025, developers said.

The firm’s announcement got a thumbs-up from Belleville Mayor Michael Melham.
“The redevelopment of 681 Main Street will breathe new life into this long-vacant site, but most importantly will also bring new revenue without creating a burden on our township resources or school district,” Melham said.
“We share in LEG’s vision to bring these state-of-the-art logistics properties to this well-located site, which will benefit Belleville residents and the surrounding area for many years to come,” the mayor added.
“As the appetite for strategically located and modern logistics properties remains strong, we look forward to meeting the market’s demand for industrial product with easy access to both highways and ports,” LEG executive chairman Joel Bergstein said.
“The Township of Belleville and mayor Melham were tremendous partners on this project, and we’re thrilled to celebrate this milestone alongside them,” Bergstein said.
LEG currently owns, operates and manages over three million square feet of R&D, industrial and office properties throughout the Tri-State area. Since 2000, LEG has completed over 35 acquisitions and dispositions totaling more than $3.5 billion of deal volume, the company reported.
