Affordable Housing Project In Cherry Hill Up For Final Approval

The long-stalled development would consist of an apartment building for seniors and people with special needs.

CHERRY HILL, NJ — A long-stalled project to build an affordable-housing complex on Route 70 is up for the Cherry Hill Zoning Board's final approval.

The plan to build a three-story apartment building is slated for a hearing at May 1's meeting.

If approved, the building would contain 64 apartments — all of which are affordable housing for seniors and people with special needs. It would be owned and operated by Volunteers of America Delaware Valley — a nonprofit based in Camden.

The nearly 5-acre property (1991 Route 70 E) has long been vacant. It is located between two churches, with a swim club and the Wexford Leas neighborhood behind it.

In 2019, the Zoning Board gave the project preliminary approval for a different entity — Fortitude Realty. But the developer couldn't secure state funding, so they transferred the property rights to Volunteers of America in 2023.

The project is now up for final approval.

The development would consist of 52 age-restricted apartments and 12 units for residents with special needs, which would count toward the township's affordable-housing obligation.

Outdoor amenities would include perimeter walkways, benches and a patio.
