3-Story Medical Office Buildings To Go Before Holmdel Zoning Board

HOLMDEL, NJ — A proposal to build two medical office buildings is set to go before the Holmdel Zoning Board of Adjustment on Wednesday, Feb. 19.

The applicant, Andrews Management Group, is seeking to construct the two, three-story buildings on 125-127 Red Hill Road, which is zoned for residential or agricultural use.

The building proposal previously went before the zoning board on Sept. 18 and was set to be presented before that on July 17 and in November 2023.

When the application was submitted to the board in 2023, it was for four, three-story medical office buildings as opposed to two, though the application was ultimately not heard and instead carried to a future meeting.

The application has met pushback from members of the Holmdel community, including the Citizens for Informed Land Use (CILU), a citizens' group dedicated to protecting Holmdel’s open space.

In a letter published before the July 17 meeting, CILU argued that the plans submitted for the buildings are not in accordance with Holmdel’s Master Plan or zoning laws, and said, if approved, they would convert the "bucolic gateway of Holmdel into an industrial area.”

“It is time for Holmdel to send a message to developers that the township will not allow development that is inconsistent with Holmdel’s Master Plan and current zoning laws,” the letter said.

Now, the latest variance application will be heard at the Zoning Board’s meeting on Feb. 19 at 7 p.m. The meeting will take place in the meeting room at Town Hall.
