Hazlet Zoning Board to Hear Holmdel Road Strip Mall Application

The proposed mall would be on a vacant property near Route 35, bordered by Holmdel Road, Bayview Avenue and Park Avenue.

A local business owner is looking to build a strip mall off of Holmdel Road near Route 35. 

The property, which is currently vacant, is located behind the Exxon on Route 35 and is bordered by Holmdel Road, Bayview Avenue and Park Avenue. The fourth side of the property backs up to single family homes. 

Nicholas Mariolis, the property owner, is proposing 10,000 square foot strip mall with a total of eight separate units. Strip malls, defined as any establishment with more than two commercial businesses in the same structure, are prohibited in that zone.

The project would also require set back and parking lot variances. According to the public notice, the plans include a 37-foot setback for the principal building setback on Bayview Avenue where 50 feet is required and 51 parking spots where 70 would be typically required. 

Any approval given by the board would be subject to a subsequent site plan approval, according to the public notice. The completed application, maps and papers are on file in the office of the Hazlet Zoning Board of Adjustment Secretary.

The application will be heard at the board's Tuesday, April 9 meeting at 7 p.m. at town hall, 1766 Union Avenue in Hazlet. The meeting is open to the public.
