HOLMDEL, NJ — The Holmdel Zoning Board of Adjustment is meeting in person at 7 p.m. on Wednesday, in the meeting room at Town Hall.

There is a resolution on the agenda to appoint Robert Bucco as Board Engineer.

The meeting will also have public hearings on the following items:

  • An applicant seeking relief to replace a pre-existing, non-conforming front porch that is 45.79 feet from the Wildhedge Lane property line, where 50 feet is required.
  • An. applicant proposing to develop the property as a convenience store with a fuel service facility. The property presently consists of a one-story masonry building/garage. The applicant proposes to demolish the existing structure on the property and construct a 3,000 square foot convenience store and fueling area consisting of six fuel pumps.

Here are some other items on the agenda:

  • An applicant granted variance relief for side yard setback of 30 feet where 80 feet is required by ordinance for installation of a built-in pool.
  • An applicant granted variance relief for front setback where the existing home is 23’6 feet from the property line and 50 feet is required and the left side setback, which is 1.9 feet where 20 feet is required. The home is more than 250 years old and the applicant would like to restore the home by adding a second-floor space above the existing first-floor space, with no increase to the footprint of the house.

Out of the agenda is the development project at Potter's farm, which was introduced at last week's township committee meeting. The project is for an assisted living facility at Potter's Farm. The property owner, a nonprofit organization, is proposing a voluntary annual contribution of $95,000. The committee voted to table the discussion.

The topic will likely be discussed in a future Zoning Board of Adjustment meeting, likely 0n Sept. 22, according to a town official.
