‘Iconic’ Newark Office Tower Sold: Home To Audible, DHL

The 450,000-square-foot office tower in downtown Newark was previously occupied by Horizon Blue Cross/Blue Shield.

NEWARK, NJ — Holliday Fenoglio Fowler L.P. (HFF) announced earlier this month that the firm closed the sale of 33 Washington Street, a 450,000-square-foot office tower in downtown Newark.

According to a news release, HFF marketed the property on behalf of the seller, LNR Property, a subsidiary of Starwood Property Trust, Inc.

Berger Organization purchased the asset free and clear of existing debt, HFF stated.

The “iconic” property, previously occupied entirely by Horizon Blue Cross/Blue Shield, is now multi-tenanted by companies such as Audible and DHL, HFF stated.

“33 Washington Street is situated on 1.6 acres in downtown Newark, an infill northern New Jersey City eight miles west of downtown Manhattan. The office tower is located across the street from Washington Park, two blocks from the Newark Broad Street commuter light rail and half a mile to Newark Penn Station. Additionally, the property is less than five miles from the expansive highway network that spreads through northern New Jersey and into New York City, including Interstates 280 and 78, State Routes 1 and 9, the New Jersey Turnpike and Garden State Parkway. Completed in 1970, the 18-story 33 Washington Street tower features a fitness center, shared conference rooms, on-site parking, impressive granite lobby and views of the Manhattan skyline.”
