New Chipotle Planned In Monmouth County: Land Use Documents

SHREWSBURY, NJ - Monmouth County’s newest Chipotle location is set for Shrewsbury, according to municipal planning board documents.

The fast-casual restaurant will be located inside Shrewsbury Plaza at 1026 Broad Street in Shrewsbury, per an amended site plan submitted by applicant SP 35 LP and approved by the local land use board.

The applicant is set to take over 3,725 square feet of restaurant space at the location of a former bank, with two drive-in lanes and much of the exterior to remain as-is. Chipotle is poised to add graphics, a painted exterior veneer and new entry doors and wood pulls.

Access to the restaurant will be provided via Shrewsbury Plaza along Broad Street and Shrewsbury Avenue.

The restaurant will also include an electronic order pick-up service.

While the Chipotle is slated to drive more traffic than the existing bank, it’s likely that many trips to the restaurant will be made by those already visiting Shrewsbury Plaza, according to a traffic impact statement submitted by the applicant in June.

“The proposed Chipotle will generate a minimal amount of traffic, with much of this traffic being classified as pass-by trips and will generate volumes comparable to those that were generated by the bank when it was in operation,” the statement reads. “Based on the nominal changes in trip generation, combined with the anticipated pass-by activity, no operational changes will result on the adjacent roadways, or at the adjacent intersections.”
