Requested Zoning Change Approved Unanimously

Development could appear before Planning Board sometime next year

With unanimous approval by the River Edge council, an area along Kinderkamack Road has seen the changed to include a multi-family dwelling and allow a possible development move forward to the Planning Board.

Ordinance #1746 amends the borough's Zoning Chapter 416 will allow for the 2-acre property at 230 Kinderkamack Road to with plans for 46 residential units to be split between a trio of buildings.

"The area was an age-restricted zone specifically and this will expand to allow a multi-family zoning," Borough Attorney Sam Cereste said. "The plans are more desirable because instead of having one monolithic building rising out of the mass there would be three separate buildings with a colonial style motif so that it can better blend with the residential area."

The proposal which was first presented to the Council at the end of November calls for the 46 units to measure approximately 1100-square feet for two-bedrooms and two-bathrooms. Each of the buildings would be 39.5 feet in height and include a pitched roofs to create a more residential feel. Parking on the site would be handled by a mix of 92 parking spaces, garages and driveway space.

"There wree two minor revisions," Cereste said. "One to change the language to zone district and the second for the buffer area in the rear yard. The grade is such that a retaining wall is necessary to support the topography and need to be excluded from the natural buffer but also allowing for a municipal easement to be included in the buffer zone."

The amended ordinance was reviewed by the Planning Board where it was determined to maintain the borough's Master Plan.
