WESTFIELD, NJ — The Westfield Zoning Board is considering a request to build a coworking office space and coffee shop at 231 East Broad Street — the now vacant Victoria's Secret building.

Daybase Inc., a hybrid work company founded by former WeWork executives, is requesting to move into the vacant space, according to The Westfield Leader.

At last Monday's Zoning Board meeting, Daybases's owner also requested a variance relief to reduce the required parking spaces and increase the amount of signage in front of the building.

Nicholas Rader, the owner of Daybase, said the space would provide a day lounge and café for a $50 a month membership fee to the genera public. He also said the working space is meant for professionals and will have multiple work spots, including meeting rooms, focus rooms, open huddles and workstations.

Day passes would also be available for non-members for $18.

The lounge and multiple work spots would be open Monday through Friday from 8 a.m. to 7 p.m., and Saturday from 10 a.m. to 4 p.m. The café would be open seven days a week.

According to The Westfield Leader, lead architect Rob Gatzke said the proposed construction would require modifications to the existing structure and incorporate design changes to the façade of the building.

The office coworking space is not permitted on the first floor of the building, which is why the company is seeking a D variance approval from the town. Daybase would like to use the first floor for office space.

The lead planner, John McDonough, said the proposed lot is currently "considered a dead space" in Westfield and that Daybase will provide more retail to the area with its café, according to The Westfield Leader.

The zoning board said that the Westfield Historic Advisory Committee will inspect the application at its next scheduled meeting. The board will continue to consider the current application proposal at the next zoning meeting schedule for June 13.
