BED-STUY, NY — Work started Wednesday on a $62.3 million, 85-unit all-affordable development in Bed-Stuy, bringing the area housing for locals making up to 77 percent of area median income.

The development, dubbed Dekalb Commons, includes two buildings on Dekalb Avenue near Nostrand Avenue and one on Fulton Street near Spencer Place.

The units will be reserved for residents making between 27 and 77 percent of the area median income, officials announced Wednesday. Some 13 units will be set aside for formerly homeless individuals.

The project is expected to be ready for residents by summer 2025.

"As Bed-Stuy continues to grow and local residents face risk of displacement amid rising housing prices, we must prioritize new buildings that are 100% affordable," said Council Member Chi Ossé in a statement.

"Too many New Yorkers face an impossible task in finding a place to live and projects like this are a critical part of the solution.”

On the ground floor, the development will collectively create 1,187 square feet of commercial space.

Bedford Stuyvesant Restoration Corporation and St. Nicks Alliance, a nonprofit, were selected in 2017 as the developers for the project.
