Bed-Stuy Among Best NYC Neighborhoods For Home Sellers: Study

BED-STUY, BROOKLYN — The best place to sell a home in New York City right now is in Brooklyn, including in Bed-Stuy, according to a new study.

Bed-Stuy landed on a new StreetEasy list of "The Best Neighborhoods to Sell an Apartment in NYC Right Now," which analyzed which areas gave home sellers the upper hand so far this year.

All but one of the neighborhoods that made the top 10 were found in Brooklyn, according to the study.

"There’s no doubt about it — Brooklyn is hot right now," researchers wrote. "It has become the default borough for many home shoppers during the pandemic."

The StreetEasy study ranked neighborhoods based on how many days homes spent on the market, how their list price compared to their sale price, how many price cuts were offered and how many inquiries home sellers got compared to last year, according to the study. It included data between the beginning of 2021 and the end of September.

Bed-Stuy ranked ninth on the list with a median closing price of $1.3 million and a 99 percent sale-to-list ratio, the measure of how close home sellers got to their asking price, according to the study.

In the top spots were Cobble Hill, Park Slope and Prospect Heights. The Rockaways were the only neighborhood outside of Brooklyn to make it on the list.

Citywide, the sale-to-list ratio stood at 96 percent, a jump from where it was last year, StreetEasy found. Researchers found that the selling market is heating up across the city.

"Between July and September, Manhattan, Brooklyn, and Queens all saw a record high number of sale contracts signed for the third quarter," they wrote. "...Overall, homes are selling more than a week faster than they were in 2019 (pre-pandemic), and for closer to their asking prices."
