New 4-Story Residential Building Coming To Bed-Stuy

Permits have been filed to enlarge a Jefferson Avenue single-family building to add seven more units of housing, according to city records.

BED-STUY, BROOKLYN — A single-family home in Bed-Stuy is about to go throw a glow-up grow-up, according to newly filed building permits.

The circa 1901 building at 654 Jefferson Ave. is set to be transformed into a four-story, eight-unit building, according to the plans.

With a total of 7,061 square feet, that gives each unit an average size of about 880 square feet each, which, according to New York YIMBY, hints that the newly engorged structure will be rentals.

The project is classified as a horizontal and vertical enlargement, which means there may not be a need for demolition, for which no permits have been filed.

According to the filing, the project is expected to cost nearly $300,000, and will include a cellar and a rear yard.

Property records show that the property was sold for $1.4 million in August by the estate of longtime owner Melvin Reed to an LLC which shares a Rego Park address with Bh Sterling Realty Group.

The deed states Reed — who bought the building in 1986 — passed away in November 2022.
