What Should Fill This Empty Space?

You see it all the time: An abandoned commercial property that immediately, you envision can be transformed into a successful business venture.

At 1044 Bedford Avenue between Lafayette Avenue and Clifton Place is a wharehouse-type building that has sat unused for years. 

The building sits between two restaurants, Kentucky Fried Chicken and Black Swan and is two doors down from Bike Slug and steps away from the Bedford/Nostrand stop on the G Train.

What would make the most sense for this space, given the surrounding businesses? Should it be another restaurant with outdoor seating or something that has nothing at all to do with food?
