EAST HAMPTON, NY — A legendary nightclub space is on the market in East Hampton.
The property, 44 Three Mile Harbor Road in East Hampton, is for sale and listed for $3.5 million with Robert Kohr and Lori MacGarva of Douglas Elliman.
The space has had a number of iterations in past years, including, most recently, as Cafe de la Musique and the Leo Nightclub, formerly known as Philippe, and SL East, among others.

The hot spot has had a long history as a successful nightclub space dating back to the 1960s and early 1970s, and is one of the few remaining legally zoned nightclubs on the South Fork, according to Douglas Elliman representatives.
The 5,000-square-foot building can accommodate a 100-seat restaurant and a lounge space with capacity for 300.

The property, whose current owners bought in 1998, sits on .08 acres and comes with on-site private parking.
Recent upgrades to the building include anew roof, air conditioning, interior/exterior remodeling and the potential exists for the current building to be expanded to approximately 10,000 square feet, the listing states.
Other uses could include retail, office, professional services, studios, showroom, or a fitness facility, according to the listing.
