11-Story Office Building Planned For DUMBO Historic District

Forman Ferry wants to redevelop a one-story building at 25 Jay St. into an 11-story office building with ground-floor retail.

DUMBO, NY — A developer wants to turn a nearly 40-year-old building in DUMBO's historic district into an 11-story office building, New York YIMBY first reported.

Forman Ferry submitted applications with the city to approve their planned project to redevelop the one-story building at 25 Jay St. into a 155-foot office tower, city records show. The developer needs approvals from City Planning and the Landmark Preservation Commission for the project.

The project will have about 212,710-square-feet of office space in the building along with 12,225-square-feet of ground-floor retail and a loading dock, according to plans filed with the city.

The one-story building was built in 1977 and Forman Ferry bought the spot for $100,000 in 1988, city records show. In 2007, it became apart of the DUMBO Historic District when the city designated that area as a landmark.

It previously hosted the St. Ann's Warehouse theater company, until they moved to a nearby space in 2015, and currently is home to the Gelsey Kirkland Academy ballet school.

Developers expect construction to take two years and the building to be completed in 2021 if approved, according to the plans filed with the city.

If the city doesn't approve the plans, developers wrote they would build a 145-foot-tall apartment building with 141-units, ground-floor retail and 45 parking spots.
