Lynbrook Apartment Complex Gets Final Approval From TOH
The 201-unit complex will sit on 278,000 square feet of space and be just steps from the Lynbrook LIRR train station.

LYNBROOK, NY — It's a green light for the $95 million apartment complex project in Lynbrook. The Town of Hempstead's Industrial Development Agency gave final approval on Tuesday to construct the 201-unit transit-oriented apartments.
The site of the project includes 7 and 21 Langdon Pl., 47 Broadway and 90 and 96 Station Plaza, home to the vacant Mangrove Feather factory, which has been dormant since 2008.
Plans call for demolishing a vacant building, a warehouse and a residential home at the site, which would be developed into a 278,000 square foot complex, the IDA said in a statement.

The project includes about 2,000 square feet of ground floor with retail and amenity space and more than 200 parking spaces. There will be approximately 55 studio apartments, 111 one-bedrooms and 35 two-bedroom units.
Ten percent of the residential units are to be set aside for affordable housing.

"This site in Lynbrook is s a perfect spot for housing because of its proximity to the Long Island Rail Road station and to downtown," Fred Parola, CEO of the Town of Hempstead Industrial Development Agency, said in a statement. "The IDA believes this apartment complex is a good fit for the village for many reasons, including its proximity to the LIRR, the lack of impact on schools and the potential boon to downtown businesses."
The village had sought to develop the site for years, but was unable to persuade the owner to sell the property, the IDA said.
The project is expected to generate revenues of $1.8 million a year upon completion of a 30-year PILOT (Payment in Lieu of Taxes) agreement.
