$45M Mansion On Bank Of Hudson River For Sale
Because of current setback rules for riverfront construction, a home of this type is likely to never be duplicated.

HYDE PARK, NY — Looking for a new home in the Hudson Valley, preferably with a view of the Hudson River? How about a $45 million home right on the bank of the Hudson?
Monica and Jacob Frydman are looking to downsize and have put their 15,000-square-foot home called Ledgerock, set on 10.7 acres of waterfront property in Hyde Park, on the market for a price that could be the largest sale in Dutchess County history, The Wall Street Journal reported.
The listing agent is Jason Karadus co-owner of Corcoran Country Living.

The Corcoran website for 46 Ledgerock Lane says it has five bedrooms, seven-and-a-half baths and is modestly described as a "single family detached."
What makes the home unique is that, because of shoreline setback laws, a residence such as this one is likely to never be built again.

The Wall Street Journal said the Frydmans' plans were grandfathered in by building within the footprint of pre-existing structures that were torn down.
Key features include multiple fireplaces, a garage for up to 18 cars, a carwash, area boat dock, indoor and outdoor pools and a 2,500-square-foot guest house.
