NYC's Most Expensive Neighborhoods Change In New Ranking
Hudson Yards and TriBeCa are still the priciest enclaves in the city, but new neighborhoods made it onto the 10 top list.

NEW YORK CITY — The swanky enclaves of Hudson Yards, TriBeCa and SoHo unsurprisingly topped a new list of most expensive neighborhoods in New York City.
But the PropertyShark study released this week showed some recent newcomers farther down the top 10 list.
Battery Park City, Fiske Terrace in Brooklyn and Carroll Gardens made it onto the list, with their median sales from July to September all nearing $2 million each.

Residential sales citywide were up 145 percent compared to the same span last year, when the coronavirus pandemic scared off buyers.
"(Forty-two) of the 57 neighborhoods in our ranking of the priciest neighborhoods in the city experienced double-digit year-over-year gains in sales activity," the study states.

The lion's share of expensive New York City neighborhoods were in Manhattan and Brooklyn, as is typical.
Manhattan neighborhoods accounted for eight spots on the top 10 list, with Battery Park City's prices ballooning 134 percent over last year's, according to the study. The borough's sales are up 221 percent over the same span last year.

- Hudson Yards — $4.35 million
- TriBeCa — $3.35 million
- SoHo — $2.85 million
- Little Italy — $2.5 million
- Hudson Square — $2.03 million
- DUMBO — $1.82 million
- Flatiron — $1.77 million
- Battery Park City — $1.75 million
- Fiske Terrace — $1.65 million
- Carroll Gardens — $1.60 milion
