Hudson Park Group, the developer of the Stony Lodge Hospital site, announced the launch of their new website www.riverknollossining.com to showcase their new plan to repurpose the hospital site in Ossining, NY.

The proposed age-restricted community addresses the need for residential offerings that focus on the empty-nester and provides a wide range of amenities as well as exterior maintenance services. The new website also offers residents a place to learn more about the project, its benefits and the existing conditions –along with contacting the development team.

The new resident-informed approach created an age-restricted townhome community plan (55+) designed specifically for empty-nesters, those who wish to downsize, and snowbirds who may no longer want a large home that requires maintenance. The scaled down, 95-unit, River Knoll project offers a modern farmhouse architectural vernacular with building height lower than existing Stony Lodge Hospital structures.

“We are proud of how the new River Knoll proposal has taken the concerns of local residents into account and created a solution that still offers empty-nesters and active adults over 55 a community in the town of Ossining,” said Glen Vetromile, from the Hudson Park Group, who is proposing the project. “Our environmentally-friendly design aims to maximize the amount of green space and range of amenities for prospective residents, as well as offering multiple benefits and minimal impact to the district. In addition, this plan, unlike any alternative, will also preserve the lovely meadow on Croton Dam Road that motorists have long enjoyed seeing while driving past the site.”

The renovation includes 75 two-bedroom and 20 three-bedroom residences, as well as high-quality amenities such as an outdoor pool, fitness center, walking trails and a yoga studio, catering to those who seek an active lifestyle. Additionally, River Knoll aims to uphold their mission to preserve 66% of the existing property as open green space in addition to converting the land area for the six (6) existing hospital buildings into new green space.

Active adult residences such as the proposed Stony Lodge site will offer numerous benefits to the town of Ossining, NY. While the former Stony Lodge Hospital property has not generated any significant tax revenue in the nine (9) years since its closure in 2012, the new plan will create over $1.1 million in annual revenues to the town and school district. This translates to an increase of over 1300% of what is currently paid on the land. Of this amount, the Ossining Union Free School District will receive $740,000 in new annual taxes, and because this is an age-restricted community, there will be no offsetting cost of educating new school-aged children.

Furthermore, this project will create about 320 new construction jobs and dozens of permanent and ancillary jobs, as well as an increased demand for services, dining and retail in Ossining which will promote economic recovery. With 700 unemployed people in Ossining today, the added jobs will be a boost to the community and the project is projected to add $2.7 million in new annual business commerce to the local economy with new demand for services, restaurants, and grocery needs.

Additional benefits include the installation of a stormwater management system to upgrade water quality and alleviate runoff to the neighboring community, - particularly residents on Pershing, First and Second Avenues.

Traffic will also be greatly improved in contrast to the amount generated by the hospital as the empty-nester persons buying these homes tend to not be peak commuters and each townhouse will have an office with the option of adding a second office in the lowest level. Many couples these days tend to work from home. And, lastly, there will be on-site walking trails that connect to regional trail systems.
