Lottery Opens For 4 Affordable Condos For Sale In Croton-On-Hudson
Three 1-bed units are priced at $316,668, while the 2-bed unit is selling for $399,847, according to Westchester Residential Opportunities.

CROTON-ON-HUDSON, NY — A great deal on a new home in a desirable location could be in the cards for those who qualify and have a little bit of good luck on their side.
Westchester Residential Opportunities announced that there are four new chances for fair and affordable homeownership at The Hudson Condos, located at 25 South Riverside Ave. in Croton-on-Hudson, and applications for the lottery are now being accepted.
Three one-bedroom, one-bathroom units (ranging from 747 s.f. to 766 s.f.) are available for sale, along with one 944-s.f., two-bedroom, one-bathroom unit.

The four affordable units are in a new, 34-unit condominium community overlooking the Hudson River. The three-floor, pet-friendly building has an elevator and covered basement parking. Each of the units has a balcony, a walk-in-closet, an open kitchen, and a "full luxury applicance package," including an in-unit washer/dryer.
All units have a deeded parking space in the outdoor lot. The development includes a rooftop community lounge with river views and a community gym.

The sale price for a one-bedroom unit is estimated to be $316,668. Estimated monthly real estate taxes will be $539, while estimated monthly common charges will be $217.
The sale price for a two-bedroom unit is estimated to be $379,855. Estimated monthly real estate taxes will be $681, while estimated monthly common charges will be $268.
The occupancy for the one-bedroom condo is one to three people. The occupancy for the two-bedroom unit is two to five people. It is required that the home be the purchaser's principal place of residence.
The condos are available to those with a household income below 80 percent of the average monthly income in the region. In order to qualify, the household sizes and maximum incomes are as follows:
- one-person household, maximum income of $95,200
- two-person household, maximum income of $108,800
- three-person household, maximum income of $122,400
- four-person household, maximum income of $136,000
- five-person household, maximum income of $146,900
The Hudson Condos are zoned to the Croton-Harmon Union Free School District.
The application and photos of the property can be found here. Completed applications are due November 21, 2025, at 4 p.m. Applications received after that date will be waitlisted. The lottery will take place on December 9, 2025, at 11 a.m.

While there is no fee to apply, a $400 processing fee will be due if you decide to move forward if your application is selected in the lottery.
