SOUTH SLOPE, BROOKLYN — A 14-story tower with a batch of affordable apartments proposed for Fourth Avenue will face the community board for the first time next month.

Community Board 7 has scheduled a public hearing for Nov. 12 about the 737 Fourth Ave. development, which would replace a Dunkin Donuts on the South Slope border with almost 100,000 square feet of new residential space.

The hearing will consider whether the developers should be granted a zoning change needed to build the complex. The property is currently zoned for light manufacturing, records show.

The new building, found between 25th and 24th streets, would be built under Option 1 of the Mandatory Inclusionary Housing program, or the city's affordable housing initiative.

Under the program, 25 percent of the units in the new building would be set aside as "affordable," or between 40 and 60 percent of the area median income.

The proposal includes a total of 108,119, with most of the space going to 99,534 square feet of residential spots. The other 8,585 square feet would be used for commercial space, which would require a "commercial overlay" in the zoning change, according to the records.

The new building would be in place of a small Dunkin Donuts and Baskin Robbins hybrid store that sits on the lot, along with a small parking lot.
