Plans Filed For Two-Building Park Slope Development

The 175,196-square-foot development will occupy the corner of Fifth Avenue and Baltic Street and bring 164 new apartments to the Park Slope.

PARK SLOPE, BROOKLYN — Developers have filed plans with the city Department of Buildings to construct a two-building, mixed-use development that will occupy and entire Park Slope street corner.

Building plans were filed Monday to construct the two mixed commercial and residential buildings on the corner of Fifth Avenue and Baltic Street, according to public building records. The two new buildings, 126 Fifth Ave. and 680 Baltic St., will contain a combined 175,196 square feet of buildable space.

The larger of the two buildings, 680 Baltic St., will rise six stories high and contain 120 apartment units, according to development plans. The building will have 94,898 square feet of residential space, which means the average apartment unit will be about 790 square feet large. The building will also have 28,853 square feet of commercial space.

The smaller building, 126 Fifth Avenue, will only rise four stories and house 44 apartment units, according to building plans. With 31,850 square feet zoned for residential use the average apartment unit will be about 723 square feet large. The building will also have a smaller commercial section compared to the Baltic Street development with only 19,596 square feet zoned for commercial use.

Avery Hall Investments is listed as the developer behind both new buildings, according to plans filed with the city. The architecture firm Slce Architects LLP is listed as the designer for both buildings, according to development plans.

The site on the corner of Baltic Street and Fifth Avenue was previously occupied by a Key Foods Supermarket. Demolition plans have not yet been filed for either the Fifth Avenue or Baltic Street construction sites, according to the Department of Buildings' records.
