QUEENS, NY — Queens renters got some good news and bad news from a new study.

The bad news: the rent is still too damn high.

The good news: it's falling from its summer record high.

An apartment in northwest Queens typically cost $3,198 in October, according to a Douglas Elliman study released this week.

"The median rent has fallen monthly since reaching a new high in August," the study states.

August's high in Queens was $3,900, according to another Douglas Elliman study.

September's typical rent for Queens stood at $3,528, which is 9.4 percent higher than last month's, the new study states.

Falling rents across the city in recent months hint that prices have peaked, the study states.
