Irvington Continues Review of Continuum EIS

A work session on Wednesday was dedicated to the discussion; Planning Board will meet again June 5.

The proposal for an assisted living facility at 30 S. Broadway in Irvington will continue to be discussed by the Planning Board on Wednesday.

The Continuum Company is looking for a zoning text amendment in the village to allow for its proposed 115-bed structure to move forward at the site, which currently falls within Irvington's Multi-Family zone.

During a work session last week, Planning Board members reviewed the most recent Environmental Impact Statement (EIS) submitted by the applicant page-by-page.

"The proposed assisted living community will contain 115 bedrooms, with 146 beds in a total gross floor area of 115,120 square feet. Forty of those units will be in a separate, segregated memory care wing, which will be a restricted area and none of the residents will be permitted to drive," according to the FEIS' introduction. "Approximately 19,300 square feet will be utilized for amenity space, such as dining halls, activity rooms, TV and movie rooms, etc."

The document, as submitted by The Continuum Company, contained language comparing the proposal to a nearby multi-family building—14 S. Broadway, a parallel some board members were not comfortable with.

"That wouldn't happen today," said George Boyle.

The proposal has been before the village for about two years and has drawn criticism from some residents who cite potential negative impacts such as traffic and inhibiting the character of the village.

The proposal will continue to be discussed at the 7 p.m. Planning Board meeting on Wednesday.
