RYE BROOK, NY — A house built with first-time buyers looking for stress-free homeownership in mind is now on the market for $1.425 million.

The listing, by Kori Sassower of Compass, says the "well-appointed bright and light," 3,243-sq.-ft., 3-bed, 4-bath, Coloniel is "the perfect blend of modern comfort and effortless living," located in the renowned Kingfield community of Rye Brook.

And the "effortless living" of newer construction has unseen advantages as well, without the sacrifices one might expect.

Sassower told Patch that she has seen a recent trend of younger buyers backing out of homes they have accepted offers on after the inspection reveals how much home maintenance is needed.

"After countless offers being put in by buyers only to not win the bidding war, there comes a time when the buyer finally gets the house," Sassower said. "There is so much excitement around actually winning the bidding war after losing so many times. The next step is the home inspection. Most homes in Westchester are built between 1930-1965. During the home inspection, we go through everything you could possibly want to know about the house, how to use the house, and the good and the bad of the home. No home is perfect, but one that is almost 100 years old has its war wounds."

The experienced realtor said that historic charm can sometimes lead to disappointment.

"As I see the hopeful faces of a new young buyer walking through the inspection learning everything and anything about their new home to what a drastic change it is from their two bed doorman rental where all you need to do is pay the electric bill and internet charge," Sassower explained. "They are then jumping into HVAC contracts, pest control concerns, lawn maintenance cost, sprinkler systems knowledge, septic tank pumping, water softeners maintenance, lead paint concerns, water intrusion and the threat of mold — and the list goes on and on. Then add in rotted siding, clogged gutters, walkways that need repointing — those faces of excitement very quickly go to be totally overwhelmed."

Sassower said that, from HVAC contracts, pest contracts, oil companies, pumping septic tanks, lawn care, lawn sprinklers maintenance, appliances that are aging, and older roofs coupled with the increased cost of home insurance — it seems to be scaring off the buyers who would prefer to be in a stress-free home.

"A new home like 5 Rose Lane which is located in a HOA that covers snow removal, landscaping, roof, siding, windows, driveway, and even the insurance on the structure of the home is the perfect first small step to home ownership," Sassower said. "You can have the big house, the yard, the pantry closet — but still have a much smaller list of home maintenance. This type of living is very attractive to those first time home buyers."

When you enter the home, built in 2018, you are greeted by an open-concept layout, with generous windows and high ceilings bringing in plenty of natural light. The main floor "seamlessly" connects a custom kitchen, with its Thermador stainless steel appliances, an oversized island and a large pantry closet, to the large living and dining areas.

A "refined" French door leads out to a bluestone patio, and the private, landscaped backyard.

In addition, the home has a "practical" mudroom, a "stylish" powder room, and an attached two-car garage.

There are also two additional large bedrooms, a full bathroom and a custom laundry room, along with a sitting area that can function as either a playroom or a home office.

The fully finished basement includes a recreation room, an office area, plenty of storage, and a full bathroom.

It's possible to avoid much of the costs and hassles of homeownership without sacrificing the benefits. (Compass)

The buyer will be able to enjoy maintenance-free living with HOA-managed exterior care, along with community amenities such as a heated pool, a spa, a clubhouse, a fitness center, a playground, and walking trails.

The home is located close to the Port Chester Metro-North train station, Rye Beach, and the shopping and dining of both Rye and Greenwich.

This property is zoned to the Blind Brook School District, with annual taxes estimated at $28,948.

You might find that there is more time to enjoy coffee on the back patio when you don't have to worry about the grass. (Compass)
