Waterfront Rye Property Sells For $1.4M Over Asking Price After 4 Days

RYE, NY — If there are still any doubts about just how hot the Hudson Valley real estate market is right now, a recent sale might help erase those doubts.

And perhaps might reaffirm the need to have an expert help navigate a market that is particularly thorny at the moment.

After just four days on the market and multiple offers, a home on 2.64 acres next to the scenic Kirby Mill Pond in Rye has sold for $5,772,258, about $1.37 million over the original asking price. The seller was represented by Peter Topping, an agent with Coldwell Banker Global Luxury.

Topping said that the desirability of the location and competitive pricing were important factors in the sale. The large parcel sits on a sheltered inlet on Kirby Mill Pond, which connects to the Long Island Sound. Every offer was cash and above $5 million. The property had been listed at $4,399,500.

"A feeling of tranquility captivates you upon entering this beautiful property," Topping said of the great appeal of the recent listing at 281 Kirby Lane. "The privacy in its wooded, natural landscape reflects the ambiance of an island experience with water on two sides, with nearly 2.7 acres of nature providing a place for retreat, reflection, play and home."

Kirby Mill Pond is a 26-acre salt water tidal pond ideal for small boats, kayaks and paddle boards. It is rare to find a home in this area with this much property, including 1.3 acres of water rights, Topping explained.

Margaret Smith, the seller, had enjoyed many fond memories for the past 36 years at the home with her late husband, Ian, before deciding to test the market.

But what about the German sports cars?

When he first arrived to view the property, Topping, a great lover of classic sports cars himself, immediately noticed the pair of Porsche 911s in the garage, models produced in 1991 and 2005. And both with low mileage. After learning that Smith wanted to sell the cars as well, Topping, as a complimentary service, helped her complete the sale through a third-party automobile broker.

Additionally, the agents assisted Smith in closing some open work permits on the property so the transaction could proceed without a hitch.

Topping said he also tapped a well-established referral network in the sale, connecting with Smith via Bonnie Chajet of Coldwell Banker Warburg in NYC. Topping is affiliated with the Coldwell Banker Realty office in Rye which, in part because it is the company’s most southeast office in Westchester County, enjoys a close working relationship with its Manhattan colleagues.
