Brookhaven Considers New Housing Complex At Yaphank's The Boulevard

The latest plans for The Ponds will have 152 units, most for residents 55 and over and some reserved as affordable units.

YAPHANK, NY — Earlier this month, the Town of Brookhaven reviewed the latest iteration of the building plans for a new housing complex at The Boulevard in Yaphank called The Ponds. The Boulevard, a mixed use development on William Floyd Parkway, has several other housing complexes on the 322-acre site, along with a hotel and an assisted living facility.

The site, also known as "The Meadows," because it was the site of the former Parr Meadows horse track, also has retailers like Walmart.

During a June 6 Brookhaven Town Planning Board meeting, the proposed unit breakdown of The Ponds was discussed: 152 total residential units, with 114 to be reserved for residents 55 years old and older, and 16 earmarked as affordable housing units.

The property is 58.73 acres in total, and will be located in the southwest corner of The Boulevard.

A representative for The Ponds' developer AVR Realty, Brian Ferruggiari, mentioned during the planning board meeting that the original use for the remaining acreage was planned to be office space. But demand for office space has declined, Ferruggiari said, spurring a change to allow multi-family housing for this section of The Boulevard.

There will be a 5,000 square-foot clubhouse, a dog park, pool, barbecue area and an easement of preserved land of 23 acres.

The town opened the meeting up to public comment and will vote on the proposal at a later date.
