Lenox Hill Dominates Luxury Real Estate Market This Week
Ink has dried on five real estate deals over $4 million in Lenox Hill — the most of any neighborhood this week.
UPPER EAST SIDE, NY — It was a sleepy week for luxury real estate sales in New York City following Labor Day, but not for the Upper East Side.
Five of NYC's priciest contracts inked in the past week were north of 59th Street in Lenox Hill, the most of any neighborhood on the list, according to the Olshan Luxury Market Report, which tracks luxury sales over $4 million in New York City.
Fifteen contracts over $4 million in New York City were recorded from Sept. 1-7, down from the 10-year average of 17 contracts during the same time period, Olshan reported.

1) 888 Park Avenue, 13C

The top contract sold on the Upper East Side is a 3,750-square-foot pre-war co-op with four bedrooms and four-and-a-half bathrooms that went for $12,995,000 on Sept. 2.
The co-op apartment is located at 888 Park Ave., 13C, between East 78th Street and East 79th Street. The address is known for A-list residents, including Caroline Kennedy and Edwin Schlossberg's family home.

The Park Avenue contract was the third-highest inked between Sept. 1 and Sept. 7, only behind a condo on Billionaire's Row that went for $22,000,000 and a condo in TriBeCa that went for $14,500,000.
2) 255 East 77th Street, 29B

The second-highest Upper East Side sale — coming in at fifth citywide — is a newly built condo on East 77th Street that went for $8,600,000 on Sept. 5.
Located at 255 East 77th St., right on the corner of Second Avenue, the condo has four bedrooms and four-and-a-half bathrooms. The brand-new building is being developed by Naftali Group.
3) 21 East 61st Street, 7E

The third-highest Upper East Side sale is a three-bed, three-and-a-half-bath located at 21 East 61st Street, between Fifth Avenue and Madison Avenue.
The 2,360-square-foot co-op apartment went for $8,195,000 on Sept. 3. The sale is the sixth-highest citywide, according to Olshan.
This building is called The Carlton House, and is owned by the Extell Development Company.
4) 610 Park Avenue, 4B

Fourth on the Upper East Side's list is a pre-war condo that sold for $4,950,000 on Sept. 3.
The three-bed, three-bathroom apartment on Park Avenue is located near the corner of East 65th Street in a building called The Mayfair owned by the Trump organization.
The condo, which spans 2,208 square feet, comes in at the 14th highest contract inked citywide this past week, Olshan reports.
5) 35 East 75th Street, PHE

Fifth on the Upper East Side's list is a penthouse co-op on East 75th Street between Madison Avenue and Park Avenue that sold for $4,500,000 on Sept. 1.
The three-bed, four-bathroom apartment on East 75th Street has a wood-burning fireplace and a terrace, and is the 15th-highest deal closed last week citywide.
