Average West Village Rent In January Was Over $5,000: Study
The average rent in Greenwich Village and the West Village was $5,272 in January, over $1,300 more than the same month in 2021.
WEST VILLAGE, NY — It is not a great time to be looking for a new apartment in New York City.
Specifically looking at Manhattan, rents are up in every part of the borough from where they were at last year, according to a recent study by Corcoran — an American real estate firm.
Overall, Manhattan rents last month were up 24 percent from January 2021, reported the study.

Rents in Greenwich Village and the West Village have gone up 10 percent more than the rest of Manhattan's rise.
"Median rent held steady at its post-Covid high, driven by upward pricing pressure in the Doorman market," reads the report from Corcoran. "The luxury rental segment continues to outperform the market as a whole. ‘Amenities’ and ‘space’ remain the buzzwords for many of today’s renters. A full 57% of new Manhattan leases signed in January were in doorman buildings, while the average rent for apartments in this property type climbed a remarkable 41% year-over-year, versus 19% for units in non-doorman buildings. "

There were 140 leases signed in the two Lower Manhattan neighborhoods in January 2022, down from the 277 signed in January 2021 — a 49 percent decrease.
The 140 new leases signed in Greenwich Village and the West Village last month were near the bottom of Manhattan neighborhood totals.
On the other hand, the two neighborhood's average rent was in the upper third.
In a bit of good news, vacancies fell by almost 4 percent in Greenwich Village and the West Village from Jan. 2021 to Jan. 2022.
