Greenwich Village Lagged Behind Rest Of Manhattan In New Housing
Greenwich Village saw its total housing increase from 19,445 to 20,097 in the last decade, according to the latest census data.

GREENWICH VILLAGE, NY — Greenwich Village added housing from 2010 to 2020 at less than half the overall rate seen in Manhattan, according to the latest census data.
In the 10-year span, the total housing units in the historic Lower Manhattan neighborhood went from 19,445 to 20,097. It is an increase of 3.35 percent.
The figure in Greenwich Village significantly trails the overall percent housing increase in Manhattan.

On a borough-wide scope — Manhattan's total housing units went from 847,090 to 913,926 — an increase of 7.9 percent.
As a neighborhood, Greenwich Village trailed every borough's overall housing increases from 2010 to 2020.

Increase In Total Housing From 2010-2020
- Bronx: +6.9 percent
- Brooklyn: +7.7 percent
- Manhattan: +7.9 percent
- Queens: +7.3 percent
- Staten Island: +4.0 percent
The number of landmarked buildings and historic districts in Greenwich Village is a commonly used explanation for why the neighborhood consistently lags behind the rest of Manhattan in the number of new units in the community.
The designations both make it more challenging to make changes to existing buildings and also construct new ones.
Greenwich Village's occupied housing units stayed steady in the 10-year span, going from 17,380 to 17,530 during the decade.
A slightly larger jump was seen in the number of vacant housing units in the neighborhood.
The community's vacant units went from 2,065 to 2,567 in the last decade. The difference represents a somewhat staggering 20 percent increase in the number of empty units in Greenwich Village.
