Horsham Navy Base Development Patch Poll Results Revealed

Patch asked readers to vote on how the former U.S. Navy base in Horsham Township should be developed.

HORSHAM TOWNSHIP, PA — One day, maybe even during our lifetimes, Horsham Township will acquire all of the property of the former U.S. Navy base on Route 611.

For now, while the township now owns 100 acres, a grand plan has been put in place on how the property will be developed.

While the township has rebranded the land as 862 Rise at Horsham, the question becomes what will be the best use of a base that is 862 acres.

Patch posed that development question to readers. Patch received 170 votes on the poll that listed several options for development.

  • Four votes (two each) supported either a mall or office buildings.
  • Housing and Retail received six votes each.

And then there was a tie at the top.

With 77 votes each, residents were torn over whether the base should be saved for a giant community park along the lines of Warminster Community Park or a mixed-use Town Center, combining a little bit of everything mentioned above.

Horsham Township officials see the base off Route 611 and Horsham Road as a mixed-use development that would include a town center, office park, regional recreation center, and some housing.

The HLRA and Horsham Township have actively invested in infrastructure upgrades — including transportation systems, utilities, and land-use controls — to prepare for redevelopment.

The agreement now allows the HLRA to begin improvements to the base property ahead of its formal development. The HLRA will collaborate with local, state, and federal partners to finalize environmental clearances already in progress.

Township officials will now focus on a comprehensive rezoning plan for the base. That plan is expected sometime in November.
