Lansdale Planners Recommend Unique Aid Expansion

The medical services company is located inside the former Lansdale Florist at Valley Forge Road and West Main Street. The owner wishes to attach the building to the twin on the same parcel, in order to expand the business

The owners of Unique Aid, the medical and non-medical person assistance company that took over the location of received a recommendation from Lansdale Planning Commission Monday night for council to approve its preliminary and final land development.

Andrey and Yulia Chayka, through Andlia LLC, want to attach the two-and-a-half-stor building housing Unique Aid (859-861 W. Main St.) to the two-and-a-half-story twin (855-857 W. Main St.) located on the same parcel. In doing this, it will expand the size of Unique Aid, according to architect Joe Del Ciotto.

Planning Commission Solicitor Joe Clement, of Wisler Pearlstine, LLP, said the addition would be 41 square feet.

Unique Aid offers medical and non-medical personal assistance to older adults and individuals with disabilities, according to its website.

Del Ciotto said Monday night that Andlia LLC has been granted a cross-easement for the rear of the Stuart's Music property, which allows an entrance from and exit onto Mill Street. Drivers will be able to enter from behind Stuart's Music, drive onto the neighboring property and park in any of the 29 spaces. Eight spaces will run parallel to Mill Street behind 859-861 W. Main St. for employees, Del Ciotto said.

Andlia LLC is also making a new entrance/exit off Valley Forge Road, in addition to the Mill Street access. This new entrance/exit will be a throughway to the entrance/exit behind Stuart's Music.

"(The applicant) is willing to restrict left-hand turns (onto Valley Forge Road) during high traffic volume hours," Clement said.

Planning Commission Chairman Sam Carlo requested Andlia LLC place "Reserved" signs for the employee spots.

The new exit and development of parking will widen the Mill Street entrance at Valley Forge Road. A garage located behind the property will be demolished to make room for parking and egress. Del Ciotto said part of the building on the rear of both properties will also be demolished for the same reasons.

Clement said the impervious coverage space would increase by 4.6 percent.

Various waivers for parking and curbing requirements were granted by the planning commission.

Clement said that, due to significant constraints to the site, a 50-foot required setback from the roadway could not be met.

"However, the applicant is increasing the ability to get into the alley," Clement said.

Del Ciotto said construction would begin in spring, with a six- to nine-month completion.

Andlia LLC purchased the property at 859-861 W. Main St. in November 2011 for $394,000 from RAL (Robert A. Levis) Properties, according to real estate transaction records.

According to Montgomery County records, the old Lansdale Florist property is two parcels: 859 and 861 W. Main St. The former is assessed with the latter.

According to county records, Andlia LLC purchased 855 W. Main St. for $140,000 in March 2012. It purchased 857 W. Main St. for $143,000 in March 2012.
