Notice of Public Hearings by the Zoning Hearing Board

NOTICE IS HEREBY GIVEN that the Municipality of Norristown's Zoning Hearing Board will conduct a Public Hearing on the following appeals:

(12-11) Variance – Steve Fierro of Fierro Iron Works, LLC., 407 E. Lafayette St., Norristown, Pa 19401.

For a property located at 407 East Lafayette Street.

Property Owner: Steve Fierro, James Haggerty, Melody Fierro.

Mr. Fierro is requesting a variance, in accordance with Section 320-110C(2)(d), Alteration or Extension of Nonconforming Uses and in accordance with standards of Section 320-166, variances, to expand their steel fabrication business by adding 6000 square feet, while demolishing three dwellings on Walnut Street in the NC-Neighborhood Commercial Zoning District.

(1-12) Variance – , 1401 DeKalb St., Norristown, Pa 19401

For a Property located at 1401 DeKalb Street.

Property Owner: Delaware Valley Community Health.

Norristown Regional Health Center is requesting a variance, in accordance with Section 320-188, Sign Uses and Regulations and Zoning Article 33, page 23, wall signs, to erect an 8’ W x 12’ H wall sign on the building in the HC-Health Care Zoning District. 

(2-12) Variance, Mr. Joseph Pizonka, Attorney, acting on behalf of , 144 DeKalb Pike, King of Prussia, Pa. 19406

For a Property located at 506 Haws Avenue.

Property Owner: Grace Lutheran Church; Rich Teske, Property Chairman.

Mr. Joseph Pizonka, attorney for Grace Lutheran Church, is requesting a variance in accordance with Section 320-29, Use Regulations, to allow for a food pantry for storage of food that will operate three mornings per week, located in the basement of the church in the R-2 Residential Zoning District.

(3-12) Variance, Interpretation – Flower Saenz, 506 Folk St., Easton, Pa 18042.

For a Property located at 371 East Main Street.

Property Owner: Corner Development LP.

Mr. Saenz is requesting a variance in accordance with Section 320-54, Use Regulations and an Interpretation of a Nonconforming Use, to operate a used car sales lot in the NC-Neighborhood Commercial Zoning District.

The applicants as well as all persons interested and/or wishing to be heard in this matter must be present for the Zoning Hearing Board Meeting to be held on Tuesday, Jan. 24, at 7 p.m., in the conference room at , 235 East Airy Street.

Persons with a disability who wish to attend the above referenced administrative hearing, and require an auxiliary aid, service or other accommodation to participate in the hearing should call 610-270-0420.

The owner of the property must be present, or send with the applicant, documentation authorizing the applicant to represent him/her such as a power of attorney or an agreement of sale or lease agreement. The lease must specifically permit the application before the Zoning Hearing Board. There should be a clause stating that the application is permitted or at least that the lease is contingent upon the successful completion of the zoning application process. A corporate entity must be represented by an attorney or at least have an officer with authority (i.e. the president of the organization with specific authority to act on behalf of the corporation) present or a majority shareholder.
