Starbucks And Car Wash Approved For Former K-Mart Lot In Phoenixville
Borough Council voted unanimously to approve the construction of a carwash and Starbucks in the 1000 block of Nutt Road.

PHOENIXVILLE, PA —Phoenixville Council unanimously approved a zoning change to construct Tommy’s Car Wash and Starbucks on a seven-acre tract next to Phoenixville Plaza in the 1000 block of Nutt Road.
Arnold Anderson, executive vice president of Longview Property Group, Malvern, asked for a zoning change to permit the carwash and Starbucks.
The property is the site of the Kmart, which closed in 2020. A self-storage facility is adjacent to the property.The project calls for improvements including sidewalks, landscaping and stormwater management on the property.

Jon Ewald, council president, said the carwash is required to follow these parameters:
- All fluids must flow through the center of the building and contaminated fluid collected in sealed tanks.
- Level of service surrounding the property shall not be decreased by the traffic visiting the car wash.
- Pedestrian sidewalks will be improved
- Building permit is required from neighboring Schuylkill Township for the part of the sidewalk construction in the township.
- A connection to the Schuylkill River Trail will be provided.
- A bus stop with a covered shelter will be constructed on the northeast section of the site. No one objected to the project.
Trevor Sperry, co-founder of Olympus Pines car wash, said the car wash is all glass and recycles the water in a pit under the carwash. The hours would be 7 a.m. to 8 p.m.

The carwash typically cleans 300 to 350 a day.
Anderson said the Starbucks will likely bring in more customers to the adjacent shopping center.
