Redevelopment of South Whitehall Lukoil Site Not So Simple
The former Lukoil Gas Station was a grandfathered use and any other commercial venture would have to be approved by South Whitehall zoners.

Redeveloping the Lukoil Gas Station, which has stood vacant for about a year at the Cedar Crest Boulevard and Route 22 intersection, will require rezoning for anything other than a gas station.
South Whitehall Zoning Officer Keith Zehner said the gas station use is grandfathered and another commercial use is not permitted because it's in a residential neighborhood.
If a business wanted to develop the property as something other than a gas station, it would have to go before the zoning board, and Zehner said any proposed commercial use would have to generate the same level of traffic or less than a gas station.

He said it couldn't be something more intense, like a fast-food restaurant. The other option would be to tear it down and build a residence.
