Middletown's "Sentosa" Sells for $5.175 Million

It's the highest sale price for a house in Middletown in more than a year-and-a-half.

“Sentosa,” a 6,000-foot waterfront estate in Middletown, has sold for $5.175 million, according to data from the statewide Multiple Listing Service.

Lila Delman Real Estate represented the sellers, who have become the eighth residential buyers paying more than $5 million for a house in Middletown since 2000. Lila Delman was involved in all eight of those sales, representing all sellers and five buyers.

The sale demonstrates that the market for ultra-luxury waterfront houses is alive and well in Rhode Island, and operates somewhat independent of the overall housing market.

It’s the highest sale price for a house in Middetown in more than a year-and-a-half and comes on the heels of the sale of Fairholme along the Newport Cliff Walk for $15 million in July.

The house is surrounded by large porches and seating areas and a huge swatch of grass layering the 86,000 square foot lot. With 14 rooms, six fireplaces and awe-inspiring views of the ocean from nearly every room, it might be tough to decide whether the pleasure is better outside or in.

“This home was thoughtfully designed with exquisite detailing, and the views of the Sakonnet and the Narragansett Bay are incredible,” said Melanie Delman, President of Lila Delman Real Estate International.

Delman and Alyce Wright represented the sellers in the transaction.

“In a time of concerns about market fluctuations and foreign markets, luxury real estate continues to hold its own, and command value,” Delman said.

The buyer was not disclosed.

The seller, John and Nancy Botcheller, bought the property for $2.2 million in 2007, according to town records. Construction of the house was completed in 2010.

Middletown’s most recent assessment of the house was this year and totaled $4.55 million.

The estimated annual tax bill for Sentosa is $67,655.
